5 Home Selling Myths Johnson County Homeowners Still Believe
Sooo… thinking about selling your home in Burleson, Joshua, Cleburne, or anywhere around Johnson County? π Before you make any big moves, let's clear up a few myths I hear ALL the time. Some of these can cost you real money! π
Myth #1: "I should list high. I can always come down later."
This one is so tempting! But overpricing usually backfires. Buyers and their agents know the market, and a home that sits too long starts to feel "off," even when nothing's wrong with it. Pricing it right from day one usually gets you more attention and stronger offers. β¨
Myth #2: "I have to fix everything before I sell."
Nope! You don't need a full remodel. Focus on the things buyers and inspectors really notice, like roof, electrical, plumbing, and HVAC, plus easy wins like fresh paint, deep cleaning, and curb appeal. Some things are worth fixing, and some are better handled by adjusting the price. I'll help you figure out which is which!
Myth #3: "Spring is the only good time to sell."
Spring is great, and according to Zillow, homes in the Dallas–Fort Worth area listed in the second half of April sold for about 1.6% more (https://www.zillow.com/learn/best-time-to-sell/). But buyers move all year long! Winter buyers are often serious buyers, and you'll have less competition from other sellers. π
Myth #4: "I'll just buy my next house after I sell."
That works for some families, but you have options! Contingent offers, rent-backs (staying in your home for a bit after closing), and good timing can help you sell and buy without moving twice. I did exactly this with my own move from Burleson to Rio Vista this year, so I know how it feels. π‘
Myth #5: "Online home value estimates are spot on."
Online estimates are a fun starting point (I'm a Zillow scroller too π), but they can't see your updates, your lot, your view, or what's really selling on your street right now. A real home value takes local know-how.
The bottom line
Selling your home is a big deal, and it should feel exciting, not stressful. The more you know going in, the more money and peace of mind you walk away with. π
