Selling an Older Home in Burleson? What to Fix Before You List

Sooo… you've been in your home for a while, maybe 10, 20, or even 50 years 💕 It's full of memories, and now you're thinking about selling. Older homes in Burleson and around Johnson County have SO much charm, but they can also come with a few surprises once a buyer's inspector walks through.

This summer I worked with a seller who'd owned their home for 50 years (they bought it with two nickels and a handshake 😂). The original electrical needed some work, and it became a big part of the conversation. Here's what I want every older-home seller to know before listing. ✨

1. The big four: roof, electrical, plumbing, and HVAC
These are what inspectors, lenders, and insurance companies care about most. According to Zillow, a typical shingle roof lasts about 20–25 years (https://www.zillow.com/learn/bad-home-inspection-for-sellers/). Outdated wiring, older plumbing, and aging AC units are also common red flags. You don't always have to replace them, but you DO need a plan.

2. Fix it, price it, or negotiate it
For every issue, you have three choices:
- Fix it before you list, so buyers don't have a reason to walk.
- Price for it, so buyers know up front what they're taking on.
- Negotiate it, by offering a repair credit during the deal.
The right answer depends on the issue, your budget, and what's selling around you. I'll help you weigh each one. 🙌

3. Consider a pre-listing inspection
Getting your own inspection before you list means no surprises later. You'll know exactly what a buyer's inspector will find, and you can decide how to handle it on your terms.

4. Know your disclosures
Texas sellers fill out a Seller's Disclosure Notice, and if your home was built before 1978, there's a lead-based paint disclosure too. Being upfront builds trust with buyers and protects you. 💕

5. Don't underestimate the easy wins
Fresh paint, updated light fixtures, deep cleaning, decluttering, and a little curb appeal go a long way. Buyers fall in love with how a home feels, and older homes have character that newer builds just can't copy! ✨

The bottom line
Your home has served your family well, and it deserves to be shown at its best. A little planning before you list can mean a smoother sale, fewer surprises, and more money in your pocket. 🏡
