How to Sell Your House and Buy Your Next One in Johnson County (Without Moving Twice!

by Kassaundra Swain

Sooo… you're ready for more space, more land, or just a fresh start, but you still live in your current house 😅 How do you sell one and buy the other without losing your mind (or ending up in a hotel with your kids and dog)?

I've been there! I sold my Burleson home this year and moved my family to Rio Vista, so this isn't just real estate talk for me. Here's what I want every Johnson County homeowner to know. 💕

1. Know your numbers first
Before you fall in love with a new house, find out what yours could sell for and what you'd walk away with after paying off your loan and closing costs. That number is your starting point for everything.

2. Decide: sell first, buy first, or both at once?
- Sell first: You know exactly what you have to spend, but you may need a short-term place to stay.
- Buy first: You only move once, but you may carry two payments for a bit.
- Both at once: Totally possible with the right plan and timing!

3. Ask about a contingent offer
A contingent offer means your purchase depends on your current home selling. It doesn't work for every seller, but new construction builders around Burleson, Joshua, and Cleburne are often more flexible here.

4. Consider a rent-back
When you sell, you can sometimes stay in your home for a few days or weeks after closing. That gives you breathing room to close on your new place and move just once. 🙌

5. Talk to a lender about bridging the gap
Some buyers use a bridge loan or a home equity line of credit to cover the down payment on the new house before the old one sells. A good lender can tell you if that makes sense for you.

6. Have one agent handle both sides
When the same agent handles your sale and your purchase, the timing lines up so much more smoothly. I can coordinate closing dates, negotiate rent-backs, and keep everything moving.

Fun fact: According to Zillow, only about 14% of people who sell and buy actually do it at the same time (https://www.zillow.com/learn/where-to-live-between-selling-and-buying/). It takes planning, but it's absolutely doable! ✨

Thinking about making a move in Burleson, Joshua, Cleburne, Rio Vista, or anywhere in Johnson County? Let's sit down and map out your plan, with no pressure at all. 💕
